Sector overview

Residential, commercial, retail, township and slum-rehabilitation projects across India’s six largest markets

Real estate is the firm’s largest practice by number of assignments. Work spans Mumbai Metropolitan Region, NCR, Bengaluru, Hyderabad, Chennai and Pune, and includes projects by Lodha, Oberoi Realty, Shapoorji Pallonji, Godrej Properties, Kalpataru, Prestige, Puravankara, Piramal Realty, Rustomjee and the Wadhwa Group. An ICA-registered architect leads the land and building team, and the firm holds IBBI registration in the asset class.

Portfolio mandates are a particular strength: project monitoring for State Bank of India across 36 DHFL-financed projects (₹20,000 crore) and 40 KKR India Asset Finance projects (₹8,150 crore), and the valuation of Altico Capital’s book of more than 80 projects (₹14,000 crore). Single-asset assignments include Aamby Valley City (₹25,000 crore), 360 West at Worli (₹8,000 crore) and Indiabulls One Finance Centre (₹5,000 crore).

Industry challenges

What lenders ask us to test in this sector

Sales-velocity and price assumptions in residential projects

Launch-phase absorption rarely holds for the life of a project. We test sales velocity and pricing against RERA-registered data, comparable launches in the micro-market and the developer’s own collection history.

Lease-up and cap-rate risk in commercial assets

Commercial valuations depend on achievable rents, vacancy and exit yields. We benchmark lease-up assumptions against registered leases in the same corridor and stress the cap rate used for the terminal value.

RERA compliance and escrow utilisation

Escrow diversion is the most common cause of stalled projects. Our monitoring reconciles collections, withdrawals and construction spend against RERA filings every month.

Construction-cost inflation and contractor capability

Contractor capability and cost escalation determine whether the remaining work can be finished within the sanctioned limit. We verify cost-to-complete on site, line by line, rather than from the developer’s statement.
